Braemar Property Values: November-December 2012 (Heritage Series)
Happy New Year to all my fellow Braemar residents. So far, it's been a really busy one. The real estate market is hopping. And with November and December behind us, we can look back and see how Heritage 
Series home values ended the year. Heritage Series homes are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans: Exeter, Yardley, Zachery & Waverly.
There were two Yardley models that sold in December. The high sales price of $439,900 was for a five bedroom, three and a half bathroom home with a finished, walk out level basement. The low sales price of $410,000 was for a four bedroom, two and a half bathroom home with an unfinished basement. The average of the sales prices gives us our new average market value for Heritage Series homes of $424,500. That's nearly a 5% increase since last report and nearly a 22% increase since last year. Heritage Series homes fit the bill for highest buyer demand: Single family homes with four or more bedrooms, under $450K, in the Patriot High School District.
If you placed your Heritage Series home on the market, priced to current market conditions, you could expect it to be under contract in a little over one month's time. I should note, given the demand I am seeing in the marketplace, I expect that number to go down. You could also expect a buyer to ask for an average of about 2% of the sales price in closing cost help.
The next Braemar Property Value Report will be out in March and will detail sales from the first two months of the year.
