Things Can Go Wrong On A Showing!

When I'm interviewed by Buyers in the Chicago, Illinois South-land when, they are considering allowing me to serve them in finding them a home, they sometimes ask me if I personally preview the homes before I take them in for an in-person tour?  I explain yes in a very significant way. 

I am so fortunate to work in a friendly cooperative market-place.  Meaning, most weeks primarily on Wednesdays Realtors will host a broker luncheon at the home they are marketing, affording me the opportunity around lunch time, to tour homes when they first come on the market.  I call it "a taste of the Chicago South-land." 

Agents promote their gourmet luncheons via email, fax, or a posting of the invite in the Multiple Listing Computer system.  We even have a local Re-max office as a professional courtesy, will send all of the scheduled Brokers-Luncheons to their distribution list.  It is a fun way to create a positive memory about the home I'm personally touring, and to think of Buyers I'm currently working with, who might find the home a perfect fit for their needs. 

Often, I end up calling Buyers right from the home and scheduling a tour.  This is a faithful weekly routine for me, as I have sold many homes over 27 years this way.  Plus, it helps me to fine-tune my navigation skills in the over 30 communities marketplace I serve.  Staying consistent with this one routine has come in handy when I've had to re-route do to long slow trains, or poor traffic conditions.  I've learned and mastered every alternative route imaginable. 

This good habit has helped me also learn the history about the communities I serve.  I strive to make the house tour experience similar to a fun travel-tour experience for the Buyer.  I treat them as if they are on vacation, and I am their travel guide, giving them little known facts about the communities we visit.  We have fun conversations! 

Buyers find the experience rewarding because I also remind them most Villages have their own websites, and/or a Community Relations Staff who can further educate them about the communities they're considering to call home.

Long Island Real Estate Mishaps

Here are 12 mishaps that we wish could have been avoided, but unfortunately they are all TRUE STORIES...

1.  Larry was bit by a dog and had to have emergency surgery.

2.  I fell on a path leaving a house and sprained my ankle.

3.  Client tripped on a train set in a basement and had to be carried out.

4.  Both the wife and husband stepped into doggy "mess" in sellers house while they were home.

5.  Buyer's car got stuck in mud at new construction site.

6.  Client's battery went dead on driveway.

7.  Cat ran out of house.

8.  Tried to show out-of-town clients a house that they drove 2 hours to see and lockbox was taken off and agent was away.

9.  Buyer got "stuck" in bathroom for 25 minutes and homeowner was furious.

10.Opened the front door to a house where a pipe burst and we all got drenched.

11.Showed a house where there was an under-ground stream and the sump-pump broke and water was knee high in basement.

12.As we opened the back door to a Raised Ranch style home, we were just about to step out onto the deck, when we discovered the deck was missing. 

Word of advice when showing a house...be ready for anything and EVERYTHING!
