Sometimes as a realtor we get put into a position of telling a seller something they do not want to hear. Sometimes sellers want top dollar for their West Bloomfield home when it is not the best home on the market. When I say not the best home on the market I mean that it is just an average home. I just went to a West Bloomfield home last week (now I always change the cities, dates, and information not to hurt anybody)
This West Bloomfield home was move in ready but it had a couple of issues that would stop it from getting top dollar. The kitchen was old and worn. The cabinets were older and the counter top was formica. This West Bloomfield home was in the $300,000 range. If you have a $300,000 home and want top dollar you better not have formica counter tops.
No this was not the kitchen. These cabinets are nicer and this formica was newer.
The other issue with this home was that it had an odd layout. The bedrooms were in different parts of the house. It would turn some buyers off. Sure the house was move in ready, but it did not have the bells and whistles top end houses had. The seller wanted top dollar for the home, but it wasn't a top end house. The seller asked me why it didn't sell. I'm sorry but I have to tell the truth. It was on the market for 9 months and it did not sell. It was a hot market so why didn't it sell.
It wasn't the real estate agents fault because it was not marketed. It was over priced. I'm sorry I have to tell you that. Sure it was partly the last real estate agents fault because they did not tell you 9 months ago.
