TENANTS! You No Longer Live HERE! Stop Using The USPS Mailing Address!

I have a tenant who moved out of a condo I manage in late October * 2012.....yet, he is continuing to use the mailing address * street and condo unit # * for his mailing address.

The delivery of mail has changed over decades; however, if you no longer OCCUPY the rented property or have a VALID LEASE, then you should not be using the mailing address.


I doubt my former tenant has keys to the mail box assigned to his old unit #; however, he has moved elsewhere in the same property AND he is relying on the USPS mail forwarding services to get him his mail delivered to his new address.

I'm not sure why this misrepresentation is of value to him.  I sent him a blank envelope with ADDRESS SERVICES REQUESTED under my return address and for $.50, the USPS provided me with his NEW address.

....moral of the story * you can MOVE, but you can not HIDE if you put in a FORWARDING ADDRESS with the USPS.

Hi Wallace.  This guy must be hiding from an ex or bill collectors.  Nothing else makes sense.

Conrad - he was in the process of getting divorced when he moved in over a year ago; however, his EX also lives locally so I suspect she knows where to find him...did not think about bill collectors...HUMMMM?

Wallace- I have used the address services to find dead beat teants.. As you said, he maybe hiding from his ex.. or just too lazy to contact everyone...

Well, his mail is forwarded but no one will come knocking on his door, like a process server.

His lease requires him to provide me with his forwarding address and he did not so I found it to issue his security deposit return check....He may have outsmarted himself.

If he didn't bother giving you a forwarding address, I wouldn't have bothered refunding his security deposit check until he did............simple enough.

He finally gave me his old address and by that time, I had his new address to send his check to and it has not been returned to me as undeliverable.

I suspect the NEW tenant is using his firm's post office box for whatever mail he is receiving...most of my residents get their mail, bills, etc. electronically

Wallace,  Great trick.  I had no idea you could do that.  It is so simple to fill in a change of address form with the post office.  Can't believe he hasn't taken this step.
