Buyers - Don't Make One Of These Common Mistakes

You have gotten approved for a home loan and now you are just waiting to make it to the closing table. Make sure you don’t throw your loan approval into jeopardy by making one of these common mistakes-- 


 

• Making a big purchase. Avoid making major purchases, like buying a new car or furniture, until after you close on the home. Big purchases could change the your debt-to-income ratio that the lender used to approve the buyer’s home loan and could throw the approval into jeopardy. 

• Opening new credit. Now isn’t the time to open up any new credit cards. 

 

• Missing any payments. Home buyers need to be extra vigilant about paying all their bills on time, even if they’re disputing one. 

 

• Cashing out. Avoid any transfers of large sums of money between your bank accounts or making any undocumented deposits — both of which could send up “red flags” to your lender. Source: Realty Times

Sheila, great reminder to new home buyers! Other reminders to new home buyers would be: 1) Do not make large deposits to your accounts that cannot be documented! 2) Do not change jobs! 3) Do not retire! There are many other new underwriting guidelines that you should consult with your lender about!

These are great points. Yet there is always one couple out there who THINKS they can outwit the system. Until they are sitting at the closing table being told sorry but you messed up.

I always tell them "don't do anything but pay your regular bills". Like when someone comes to you pre approved in a car with temporary tags. Yikes!

People must understand that they have been approved for a loan under a specific set of circumstances, and that if they change those circumstances the lender will not give them the money. Simple.

These are some real dangerous behaviors for those who are in the midst of a transaction. It's not uncommon for lender to check credit again at the last minute, along with employment. I haven't had clients who had a problem but know2 agents whose buyers both lost the homes they were going to close on just days before because of reckless spending.

I always have a conversation about this with buyers, and sellers who will be buying.
