Victory Lakes Townhouse Report:  December 2012

I know we are all focused on the new year.  New possibilities.  Resolutions to uphold.  But with 2012 finally behind us, we have one last opportunity to focus on the Victory Lakes townhouse market.  Let's look at the month of December and see how values for townhouses in Victory Lakes shook out.  We'll make comparisons to last month (November 2012) and last year (December 2011.)

 

TOWNHOUSE FOR SALE IN VICTORY LAKES

3 Listings were Active:  All Regular Sales

Compared to last year, the number of Victory Lakes townhouses available for sale is dismal.  When December closed out, only three listing were active.  All of them were regular sales.  The high list pirce decreased almost 1.5% since last month, while the low list price remained unchanged.  The average list price was up nearly 1% since last month, and down 0.2% since last year.  In my eyes, that's market stability with regard to values.

 

TOWNHOUSE UNDER CONTRACT IN VICTORY LAKES

5 Listings were Under Contract:  2 Regular Sales, 2 Short Sales, 1 New Construction

The high list price at time of contract was down over 7% since last report, while high marketing time was unchanged.  The low list price at time of contract was down over 3% since last report, while low marketing increased 50%.  The average list price at time of contract was down nearly 5% since last report, but up over 8% since last year.  The average marketing time was virtually unchanged compared to both last month and last year.

 

TOWNHOUSES SOLD IN VICTORY LAKES

2 Listings Sold:  1 New Construction, 1 Regular Sale

Only two Victory Lakes townhouses made it to the closing table in December.  Compared to last month and last year, that's definitely a lot less homes going to settlement.  That's a direct result of having fewer homes to sell.  The high sold price was up 25% compared to last month, while high marketing time was 62% shorter. The low sold price was up over 13% compared to last month, while low marketing time remained unchanged.  The average sold price was up nearly 19% compared to last month and up almost 20% compared to last year.  The average marketing time was 58% shorter than it had been last month, and was 80% shorter than it had been last year.  Looks like fall/winter isn't such a bad time to sell your home after all.
