We are often working with empty nesters and individuals that have decided to turn their homes' bedrooms into other more creative spaces.  In a home that is owner occupied this can become confusing as the inventory of spaces to match the family of a prospective buyer gets jumbled by other purposes for these spaces.  It is often inexpensive to turn a craft room, a second office or even an empty space back into a bedroom.  It is important for 2 reasons:

  1. If the room borders on small the addition of a bed and a simple nightstand will give definition to the space availability.
  2. If the home appears short on bedroom space for a large family, it is an easy and direct way to convey the number of rooms.

I have a two bedroom vacant condo in older age group, and I'm trying to decide whether to make it a bedroom or study, they only have one living area.  It could be either.

Cindy, I think you need to consider the overall floor plan and the demographics of the prospective buyer.  If there is not another space for a study, I would consider making it a study.  If the room is large you could put a nice writing desk and an occasional chair to show that there is sufficient room to make this a second bedroom as well.

Jo: Cute! I like what you did to turn this room back to its original purpose. Regarding Cindy's question, I would say make it a study/guest room with a day bed and a small desk. Its not a particularly original idea, but potential buyers always respond positively to it. It lets them see the room for 3 different uses - as it is shown, as an office or as a bedroom. Et voila!

No doubt this room works better just as you staged it,  a bedroom.    (the seller must like bold color - -maybe someone else will go for it too)    :)

Connie, I have to admit that the photo brightens the actual color a bit.  It is similar to Porter's Endive.  I have to say it actually works well as a child's room color in that it is truly gender neutral...fun flowers or the geometric primary color we have used both work well.
