As you can see from the "Christmas" chart above, 2012 reflects positive news for both inventory and sales trends. 

 

Closed Sales = Green Column

First, Marco Island saw a 24% increase in closed sales in 2012 over 2011.  In 2012, the closed sales were the highest level of sales for the seven year reporting period of 2005 to 2012.  

 

Inventory = Red Column

Second, inventory was down by 19.7% from the previous year.  For the seven year reporting period from 2005 to 2012 in the chart above, it clearly shows that 2012 has the lowest inventory levels.

  

Third, and most notably,for the first time in seven years, Marco Island is showing that year-end inventory (properties for sale as of 12/31/12) is almost equivalent to the number of 2012 closed sales.   Consistent decreases in inventory and further increases in closed sales provides Marco Island with a great opportunity for further growth and price appreciation.

 

Fourth, after lagging in sales in excess of $2,000,000 for the better part of 2012, in comparison to 2011, we experienced momentum in the fourth quarter of 2012.  This increase in activity in the luxury market is consistent with the news articles across many areas of the United States.  In 2012, Marco Island experienced its highest sale in four years with a beachfront condominium penthouse sale for $5,350,000 (sold by Natalie Kirstein).  Currently, there are already five luxury properties under contract with a starting list price of $2,000,000 and up to $6,550,000 (in Hideaway Beach).  

 

What's hot?

 

Lots reflect the highest percentage of gain in sales in 2012 with a jump of 73.8% with 186 closed sales in 2012 and only 107 in 2011.  Water indirect lots had the highest number of closed sales; conversely, water indirect homes actually declined in closed sales (by 4) from 2011.  There were 75 water indirect lot sales in 2012 versus only 34 in 2011. 

 

As many can see, there is a significant amount of new home construction on the island for the first time since the boom of the market which is contributing to the increase in lot sales.      

  

Condominiums come in second with 21.8% increase in closed sales.  In 2012, there were 524 condominium closed sales versus only 430 in 2011.  For beachfront condomiiniums, the increased sales were up by 45% with 242 closed sales in 2012 and only 166 in 2011.

 

Homes came in third with 11.4% increase in closed sales with 390 closed sales in 2012 and only 350 in 2011. Water direct homes saw the largest growth for 2012 with 152 sold in 2012 versus only 127 in 2011. Ironically, the only category showing a decrease in sales across the real estate market, which was only down by 4 closed sale in 2012, was in the water indirect home market.

  

As we head into season for Marco Island, we begin with the lowest inventory levels and highest sales in 7 years.   With the significant increase in traffic in the area, it can only bode well for continued growth in the market.
