Congratulations! I have great news. Someone wants to buy your home!

Don't you just love to make that phone call to your clients?  My clients have been waiting three long years to get their home sold with no offers and I finally got to utter those words.  

As you can imagine, I have gotten pretty close with my clients over this time, and we can still laugh about how crazy this market has been.  He says if after all this time if we can't laugh, we might as well forget about it.

When I told him the good news "Someone wants to buy your home", he said "and they are offering $xxx,xxx" ($10,000 below asking price).  I said, "No lower, but it's better than the offer you had yesterday".  He laughed, but after discussing with his wife, they decided not to counter and waste anyone's time since they were too far apart.

Fortunately for me, the buyer's agent was well aware that the offer was way too low and advised her clients that this price just might be offensive. Not a way to start a negotiation, right?  Anyway when she called her clients, she advised them if they really wanted to purchase a home, they needed to work with their lender to determine their best and highest price.

After a day of crunching numbers, they came back with their highest and best offer.  Mind you it was still quite below what my clients were looking for.  I was able to contact my sellers with the new offer price and help them crunch their numbers to see that even though this was below where they wanted to be, they would make up the difference in the freed up cash flow from the cost of owning the home in about a year.  So in the long run and without knowing when or if another offer would come along, they decided to take the offer.

It's really helps when you have a good relationship with your clients and you can really talk about what could be in the best interest of everyone.

Dawn - Actually the offer was $40,000 below asking price. My seller's first guess was that it was $10,000 below what he was asking and I had to say "No it's much lower".  $10,000 below would definitely start the conversation.

Tamara - Thanks for your comment.  The listing has been chasing the market over the years and the seller's just reduced to a few thousand above market value based on all the comps and recent appraised values in the area. It's quite possible that at the current price they could have finally started receiving other offers, but I always say work with the first offer you get since you never know when the next will come along.  Just glad that the buyer's agent was able to get her buyer's back to the table with an improved offer that my clients were willing to accept.

Sharon: We've had some homes on the market all during the bad times, and always chasing the market down. Finally some of them are starting to sell. It's been a rough ride. Good for you to stick with them, now it's paying off.

Holding hard to a number can really be counterproductive. If the $10,000 was to much of a differential, the sellers must not have had a high valued home for sale, as $10,000 on a $400,000 sale is not the same as $10,000 on a $150,000 home

Hi Sharon, I always think of appropriate percentages as a way to gauge what is too low or not-since absolute numbers are so relative.  But building rapport with a client is critical so they know you are both on the same side of the table!

Sharon, you are right - it always helps to have good relationship with our clients - we can laugh at low offer together at the same time, a reasonable offer can be accepted when we, as their representative, explain them merits and de-merits of waiting.

Sharon, I just wrote an offer last week on a home that had been on the market three years. My buyer went in with a good strong offer the first time. I was sure they'd pass after being on the market that long. They didn't. We're under contract and the buyer got a great house.

When I bring a seller an offer they think is too low and they say it's insulting, I tell them no offer is insulting, it's just an opening to negotiations. What's insulting is when no one makes any kind of offer!

Great story!  I'm glad you were able to keep the negotiations on track to achieve a satisfactory goal for everyone.  Sometimes it takes a little work to get both sides to see what each other needs to make a deal work.

If the house is a stretch financially, I encourage my buyers to make their best offer up front. This notion of leaving "wiggle-room" in an already low ball offer rarely leads to a closing.
