Kingsbrooke Single Family Home Report:  December 2012

The first month of 2013 is almost behind us, but not quite.  However, since 2012 is squarely behind us, we can take a look back at the Kingsbrooke real estate market and see how single family home values fared in December.  We'll make our comparisons to last report (November 2012) and last year (December 2011.)  You will be able to find this report, and others, from this point forward in the Kingsbrooke Facebook Group.  Residents of Kingsbrooke can feel free to join and discuss neighborhood happenings here.

 

SINGLE FAMILY HOMES FOR SALE IN KINGSBROOKE

1 Listing was Active:  A Short Sale

Unlike last report, where there were no active listings, we had one Kingsbrooke single family home still for sale when December closed out.  However, with only one listing and no stats from November, the best we can do is take this number as an average and compare it to the average list price from last year.  Doing that we see a decrease in average list price of 16.5%.  Remember that there are two drastically different categories of single family homes in Kingsbrooke.  One is small, like a detached townhouse. The others range in size, but are larger than the small single family homes.  Often, this is what accounts for differences like a 16.5% decrease. In this case, the numbers from last year probably included larger single family homes.  This one was a smaller home.

 

SINGLE FAMILY HOMES UNDER CONTRACT IN KINGSBROOKE

There were no Listings Under Contract

With no Kingsbrooke single family homes under contract in December, we really can't make any comparisons. This, however, is a great opportunity to tell you that Bristow buyers are out in full force, even though it is not yet the "official" spring market. If you have a Kingsbrooke home to sell, get it on the market NOW.


SINGLE FAMILY HOMES SOLD IN KINGSBROOKE

 2 Listing Sold:  Both Regular Sales

We had two sales of Kingsbrooke single family homes in December.  However, with only one in the sold colum for last report AND for last year, we'll just compare averages.  The average sold price was up 3.5% compared to last report and up 56.9% compared to last year.  This increase when looking year to year was not a legitimate increase in value.  Last year's sold was a smaller single family home, where December's values for 2012 were the average of two larger Kingsbrooke single family homes selling.
