Kingsbrooke Townhouse Report:  December 2012

Kingsbrooke has a new Facebook Group.  I hope you will take the time to join it and join the conversation about the happenings in the community.  I created the group to have a place to disseminate real estate reports, like this one, to Kingsbrooke residents.  But residents can feel free to post what they like about the community, items to sell or give away, or anything else.  

With December 2012 behind us, let's take a look back and see how Kingsbrooke townhouse values ended the year.  We'll make comparisons to last report (November 2012) and last  year (December 2011.)

TOWNHOUSES FOR SALE IN KINGSBROOKE

1 Listing was Active:  A Foreclosure

There was only one active townhouse listing in Kingsbrooke as December drew to a close.  As such, we can only make comparisons to average values.  For that matter, we can only make a comparison to last year's average value because there were absolutely no Kingsbrooke townhouses available for sale last report.  The average list price for December 2012 was over 33% higher than it was last year.  As a full-time Bristow Real Estate Agent, I can tell you that buyer demand for homes is at a fever pitch.  If you have one you want to sell, get it on the market when you have very few competitors....that means get it on the market before spring.

 

TOWNHOUSES UNDER CONTRACT IN KINGSBROOKE

2 Listings were Under Contract:  1 Foreclosure, 1 Regular Sale

There were only two Kingsbrooke townhouse listings under contract in December.  That's down from the five we saw last report.  The high list price at time of contract was unchanged compared to last report, as was the high marketing time.  The low list price at time of contract was up almost 23% since last report, but low marekting time remained unchanged.  The average list price at time of contract was up over 7% compared to last report and up over 22% compared to last year.  The average marketing time was 4% (1 day) faster than it had been last report and 60% faster than it had been last year.  These are all great indicators, but the best idea of market value comes from the sold column.


TOWNHOUSES SOLD IN KINGSBROOKE

3 Listings Sold:  2 Short Sales, 1 Foreclosure

There were three Kingsbrooke townhouses that made it to settlement in December, down one from last report.  The high sold price was down almost 9% compared to last report.  High marketing time was over 209% slower.  The low sold price was 7% higher than last report while low marketing time was 750% slower.  The average sold price was down 3% compared to last report and down over 4% since last year.  The average marketing time was 333% slower than it had been last report and over 13% slower than it had been last  year.  Not what I expected to see after the trends in the Under Contract column.
