How many Lawrence homes went under contract in the past 30/60/90 days?  

Who wants to know this type of information?

1) Buyers want to know "How long will these houses stay on the market?"

2) Sellers want to know "How long will it take to sell my house?".

84 Active listings went under contract in the past 30 days and 5 more properties SOLD (closed) that had a contract in the past 30 days.

27 Active listings went under contract in the past 30 to 60 days and 45 more properties SOLD (closed) that had a contract in the past 30 to 60 days.

9 Active listings went under contract in the past 60 to 90 days and 70 more properties SOLD (closed) that had a contract in the past 60 to 90 days.

The shocker is what has happened in the last 30 days.  These stats show houses are flying off the market.  While we had a high inventory of 1,620 Lawrence Kansas houses for sale in June 2006, we now have an inventory of ONLY 362 houses (279 single family, 66 townhouses, and 17 condos).  This is in ALL price ranges.

We sell, year after year, around 1000 properties on avaerage.  

The average SOLD price in the past 30 days was $216,696 and the median was $165,500.  There were 42 properties SOLD (37 single family, 4 townhouses, and 1 condo).  With a loss of properties and with very few houses coming on the market, we have a sellers' market in almost all price ranges.  NOTE:  Sellers' market is indicated when there is 6 months or less of inventory of houses available.

To put this in perspective and using the median SOLD price of a home of $165,500 which is the set of buyers who buy in the $150,000 to $180,000 price range, there are ONLY 54 houses available.  In the past year, 152 similar houses SOLD or about 13 houses SOLD per month.  At that rate, we only have 4.26 months worth of inventory of houses to sell.  Only 13 houses came on the market in the past 30 days so we are maintaining the status quo of having just 4.26 months worth of houses to sell.  If the number of active listings continues to stay at this level while the number houses SOLD increases as we enter the peak season, we could be out of houses in May or June.
