Tip #1: Get Pre-Approved 1st!!!!

There is nothing more frustrating in real estate then finding a client a home they really want and finding out their pre-approval was not done correctly or their not pre-approved at all. Agents representing sellers will recommend 99.9% of the time not to accept offers without solid pre-approvals. Pre-approvals also keep us focused on homes that fit your financial profile.

  

Tip #2: Work with ONE agent......ME!!!!

Working with one agent will get you quicker results; your agent will be completely dedicated to you if your dedicated to them. If your calling more than one agent your getting the same information from 2 or more different agents, it can get confusing, frustrating and time consuming, you get the same information on one home 2or3 times and you may even see the same home twice. If you feel your agent is not dedicated to you find one who is. My clients have 24/7 access to me when their selling or buying, they're completely informed on the markets their selling or buying in.

  

Tip #3: Drive through areas of interest:

Drive through areas that you might be interested in, prioritize them. Then have your agent map out a reasonable amount of homes for you to view during your scheduled time together. Keep your search focused.

Tip #4: Create A Top 5 to 10 List Of Amenities:

When shopping for a home, list the features (fireplace, fenced-in yard, new appliances, etc.) that are most important to you in deciding on which home to buy. Establishing "your criteria" early on will save time shopping for inappropriate homes and may keep you from buying a home on a whim. Your top reason for buying a home should be the value you are getting. Some of your top 5 to10 amenities should logically be sacrificed if an incredible value is available.

 

Tip #5: Limit your time in a home that does not appeal to you:

You'll know when a home doesn't work much quicker then when it does, if when you walk through a front door or even pull up to the front and you know it doesn't work, say it.....you won't offend anyone. You want to look at homes that do it for you, don't waste your time on homes that don't.

 Tip #6: Refrain from talking to home owners:

If you truly want the best deal on your new house, refer all questions to your agent. You do not want to reveal your emotion level to sellers it could cost you $$$. This may seem cold, but sellers ask questions for a reason and when it comes down to the negotiations the least they know about you the better. Become friends after the closing.

 

Tip #7: Allow your agent to contact all For Sale By Owners(FSBO):

There are few good deals with For Sale by Owners, it's a myth. FSBO generally want above fair market value for their property. If you are not represented by a professional real estate agent that knows the market and attempt to negotiate the deal on your own without the facts, you will get emotionally wrapped up and end up paying 2- 5 years of your equity up front, You may even buy a home with problems you'er not trained to detect. It cost you nothing to bring in an professional real estate agent to negotiate the deal. If they don't want to deal with an professional real estate agent it's an automatic red flag. NOTE: I never negotiate real estate that I personally purchase for myself, I have my partner do it for me and visa-versa. We stay emotionally out of our personal deals.

 

Tip #8: Allow your agent Register you at all new construction:

New construction sales teams are always marketing their properties to real estate agents with unadvertised promos; Why? Because we have 90% of the customers. Let your real estate agent register you at all new construction so we can get you the best unadvertised deals. Again, it cost you nothing.

Tip #9: Use an Attorney that specializes in Real Estate:

I can't say how important it is to having an attorney that specializes in real estate. An attorney that knows contracts and what to look for to completely protect you and the deal you just secured on your new home is very important. Not all Attorneys know real estate!!!!!

 

Tip#10: Obtain A Quality Home Inspection:

Although it is hard to believe, more people pay for inspections before buying used cars than when making the biggest investment of their lives - their homes. Paying for a qualified home inspection before you buy a home isn't just spending "a little extra" for peace of mind; it's absolutely essential for anyone who doesn't want to spend thousands of dollars for repairs.
