The 2012 housing market in Denver ended showing a strong real estate market which quickly turned from a buyer’s market early on to a seller’s market from spring through today.    



Like many markets across the Country, if you are planning to buy right now, interest rates are at historical lows, inventory is lower than I can remember and we are seeing double digit increases in home values in many areas.   

Come prepared -

be pre-approved

know your numbers

whether or not you will be contingent or not

be prepared to make your best offer on the initial offer



This morning I showed a property that came on the market Saturday morning, they had 17 showings and 5 offers by 7 pm last night.     This was in a $500,000 price point!     The agent called to say the showings would be cut off by 10 am this morning, and all offers needed to be in by a certain time to be reviewed.

The 90’s are back strong as ever!

Buyers - get some skin in the game, make your best offer.   After it goes under contract, it is too late!    

Sellers - if you have thought about putting your home on the market, it is truly time to do so!

Yes Joan, Be prepared to to make your initial offer a good one. Buyers have to realize that Denver and other areas across the country are turning around!

Very good advice!  Home buyers need to be well prepared for multiple contract competition.  Those that plan to use mortgage financing should have a pre-approval letter in hand.

Hi Joan, very similar here in Orange County - very little inventory and most homes have multiple offers and sellers either go with the best offer or negotiate with the top few. Buyers must move quickly and make their "best" offer. Regards Dave

So many out of state buyers, and buyers in town that have not bought in years are having troubles understanding the need to make quick decisions.    Guess after they lose out once or twice, they will get it!
