Ever Try and Figure Why It's Not Working?
Okay I am procrastinating a bit right now from the “Honey-Do List” to take some time out to write about something that's been brought up in recent conversations.
There are some agents that think that they do not have what it takes to be in real estate, but I beg to differ. I have written in the past about some get out of that get out of the box way of thinking, and yet, still doing the same thing many are still doing. Huh????
Look at your current marketing, is it the same as everyone else's? It probably is. “Hi my name is Sally Doorknocker a Realator (yup you know you've heard that before), with My Broker Made Me Do It Real Estate. Wah, wah, wah, wah.....” Look at your hand-outs, flyers, business cards, and yours looks just like Stone's “The Cold Caller King” with Do Not Cold Call Realty. Yes you have that glamour shot, and that tag-line “I'm number One” and “Ethical,” and, “I am looking out for your best interests.” Bull...cough cough....sure you are.
What are you offering? Who are you targeting? Why do people want to work with you? What have you given in the first place? In a nutshell...what is your message and who are you trying to get that message to?
Have you or anyone in your office placed a home on the market recently? Ahhhhh...so what have you done to market in the area? This is what I have seen. An agent will get a listing, and pay a company to mail out those pretty little glossy template postcards that eventually end up in the recycle bin, or better yet used as a dustpan...yep you bet I've seen that done. How much did they cost? Now let's decrease the cost a bit and lose a few calories. How about taking the time to target homes that were sold many years ago, not doing the shotgun approach, and instead of trying to “promote” the listing you or your office just received; offer some sort of benefit. Remember, home-owners only care about their house, not someone elses.
Does this take some time? Sure it does, however much easier on the wallet, and you get the blood flowing. You also must stay focused on the outcome.
So what do I do? I'm glad you asked.... We have access to our MLS, so look at your public records, and pick out the homes that have not sold in a while. Now take out your pen and paper...Oh what am I thinking, those do not exist anymore. Create a message so let me see...hmmmmmm....
