What Inspections?

 

What do you think about when it comes to the types of inspections you may want to get during your option period? Oh yes you will most assuredly say a Home Inspection. Yes you really want to do that one.

However, you may want to also do a termite inspection and a plumber’s inspection.

You may wonder what in the world could a plumber inspection be all about. Well if you are purchasing a re-sale you may want to have a plumber run a camera down the sewer line. 

With the camera you can see if there are any broken connections along the sewer pipeline; or a separation at the city’s connection main. Buying a home with this type of problem can be quite expensive to fix.

We have cover three types of inspections. Can you think of another? Yes you can it would be a foundation inspection. You may want to do this especially if the house has had prior foundation repair. If there is not a transferable warranty you may be in for a big expensive shock if they house needs a little tweaking.

Be sure to choose a Realtor who knows her business when it comes to the types of inspections you will need prior to the end of your option period.

Inspections are a must in my opinion but that's why I got into this field. I think another good thing to have is an Energy Audit especially if the home was built before 2000.

Hi Sussie! A plumbing inspection is especially important on older homes with galvanized pipes. Great information!

This is great consumer information. Inspections are very important. I would have all of the above mentioned inspections completed...especially on a bank owned house where there is no seller's property disclosure.

Sussie~ In the Denver Metro area we might want to include a Radon inspection, or perhaps a Structural inspection depending upon what might be visually noticed by the general home inspector.  Another possible inspection might be for lead based paint.  (Recently we had a buyer who had all of these inspections.  He wanted to be absolutely sure the house was safe for his family.)

I routinely tell clients to do the bug and normal inspection but I have never used a plumber. What does a plumber charge to come out and do this service?

  Inspections are very important. Did you know that David Weekley runs a camera down the sewer of all  the homes it builds, it is just one of the many things we do extra for our buyers!

Alexandria you are right these inspections can make or break a sale of a house.

Yes Rose, I can think of a particular event in which the sewer pipe right at the city line was broken. The breakage was on the residence side. That person had to pay big bucks to fix that too.

Oh yeah Debbie if it is banked owned you have nothing to go by!

Donna in Texas it's not heard of much but I bet up in the pan handle it would be a prudent one to have.

Robert a bug inspection is a must too. However I am  not sure how much a plumber would charge. There are some that are affordable and those who charge a heck of a lot. That is what price quotes are for.

Yolanda David Weekly is ahead of all the other home builders by doing this. Sometimes home construction workers can cause a lot of problems.
