Value in the Land

Many times people do not understand the idea of the value of a property being in the land and not the house itself. The value of the land is determined by factors such as size and terrain. Hilly or swampy areas have low value, for example. They don't provide ample terrain to build a property. The value of the land also plays a part in the taxes. The value of a house is in the structure of the house - style, number of rooms, how big it is, ect. These two are distinct and should be made aware to buyers when applicable.

Thanks for sharing your thoughts in your post. Some people do tend to be unable to grasp the importance of certain features in land that create the value.
