Buying Vacant Land from an INVESTOR?

Six Questions You Must Ask

Storm at Willow Creek Ranch      When you are purchasing land from an investor who knows NOTHING about the property that they now own, but want you to buy it from them, you need to be VERY INFORMED about vacant land sales.  So since you probably do not possess an extensive land background, here are 6 questions you MUST ASK.

     You will need someone who knows what they are doing to help you. This person should be able to say "Yes" to the following questions or refer you to someone who can. 

  1. Do you know how to walk a property and find the corner markings?
  2. Can you tell if a percolation test has ever been done?
  3. Do you know if the property was once a hazardous waste dump site?
  4. What kind of soil is on the land?  Is it  expansive or collapsible, and to what extent? 
  5. Are there building restrictions on the property? 
  6. Does your development plan fit the Zoning?

Nice post Elise. In Nevada, and I think Arizona, you can add the issue of water rights to your questions. You mentioned drilling a well, many folks think if they drill they can pump as much as they would like, Not so in Nevada. I whole heartedly agree with you, buying vacant rural land requires specialized knowledge. Hope we can do some business, we work in the same world.

Yes I am painfully aware of the water rights/right of use etc. in Nevada... yikes you have your hands full in NV when it comes to water rights.  There is NO WAY to incorporate common sense into buying rights in Northern AZ and assigning them to Clark county - yes we should definite do some work together!
