First 2013 Residential Market Report for Montrose, County, Colorado

Below are the residential statistics from our regional MLS for Montrose County, Colorado.  Consistent with national statistics, sales activity and home values are up over last year.  We are still seeing a fair amount of foreclosures and short sales hitting the market, and expect more throughout 2013, which could affect home values as the year progresses.  In general, however, it seems buyer confidence and activity is up.  In fact, my problem since 4th quarter last year is finding enough inventory for my buyers.  Although many sellers have taken their homes off the market for the winter, or are waiting to list until late spring or summer, they might want to reconsider.  I’ll be posting more on that later.  In the meantime, here are the stats to kick off 2013:

2012

Total Quantity Sold:                             604

Median Sale Price:                                $144,950

January 2013 MTD (as of 1/27/13)

Total Sales:                                             19

Median Sale Price:                                $128,750

Average Days on Market:                    157

Average % of Asking to Sold Price:    97%

Total Active Listings:                            497

Total Under Contract:                            75

Median Asking Price:                           $198,000

Average Days on Market:                     160

I've noticed the lower inventory in Montrose, CO. It took me a while, but I finally found a home for my buyers. The competition was tough, and they submitted offers on two other houses, before they finally got one accepted on their third choice. Great market report, Ninah.

Same seems to be for Cedaredge.  I couldn't find what my buyers wanted in their price range, after 2 days of looking, and several months now watching the MLS.  Unfortunately for me, they found the perfect home in Idaho.  So, there goes 100's of miles and hours working with a buyer for nought.  Such is the life of a buyer's agent.  I am, however, very happy for my clients.
