Sudden Stop Of Calls And Showings? Your Home Might Need CPR!

What are the signs that your home might need CPR? Has your:

  • Home been on the market longer than 2 months?
  • Phone suddenly stopped ringing or decreased dramatically for showings and inquiries?
  • Agent slowed down with calling or giving you updates?
  • Price stayed the same?

If you answered yes to just about all these questions – it’s time to look at reviving your listing and give your home some life again!

Things you and your agent can do:

  • Clean, trim, add some flowers for color, etc., to brighten up the curb appeal to your home – reports say that the first impression – which is always the front exterior of a home – makes a lasting impression.
  • Update/change your price.  Here are two ways you know your price is too high:

You get no calls the first week it’s advertised
You get no offers the first month

  • Update pictures of your home for new marketing materials and if you don’t have a video tour – have one made.
  • Does your agent market beyond MLS?  If not, you might want to consider using a different agent or ask your agent to market – blogging, direct mailings with color photos, internet advertising, etc., get your home seen!
  • Ask your agent to have a Broker open house or broker tour once you have done all of the above!  Good agents will network – it’s the best way to keep your house in other agents mind for their Buyers.

Finally, have you received an offer but it didn't go anywhere? Were you partly to blame for that?  Many Sellers get too emotional about offers - whether it's a low-ball, or the Buyers came back with a laundry lists of repairs that might have insulted you, etc.  The bottom line is, if you get an offer - work with it!

I have an aggressive listing posting routine for Craigslist and I can tell when homes become "stale" - mine and other landlords' properties * I pull them off, change up the photos and CREATE more buzz...I'm posting to my Fb business page and that REALLY helps

This time of year in Maryland I can tell when a listing is stale...the pictures still have green foliage and flowers. In the summer, it's the ones with snow that are a dead giveaway.
