This Week-Duvall's median list prices up slightly

The median list price in Duvall, WA this week is $359,992 up slightly from last week’s $340,950.   Even though the days-on-market is trending higher, so is the Market Action Index at these inventory levels, providing a neutral outlook for the market. 

 

Supply and Demand

Home sales in Duvall have been exceeding new inventory for several weeks.  While still a Buyer’s market, prices seem to have responded by moving upward.  If the demand trends continue, expect prices to keep marching upward, especially once we see a Seller’s market.   

 

Price

Prices in Duvall  continue their climb again this week.   We’re a long way from the market’s price high-point so watch the Market Action Index as an indicator of how long this trend will last.  

Duvall currently has a 24  homes for sale beginning in the low $125K for a bank owned mobile home on 5 acres to  $739,950 for a five acre view home.
