One of the biggest concerns for a first time investor is that they will lose their shirt in a bad investment property. The key to protecting yourself is to have an exit strategy and let other people pay for it!

I know that sounds crazy, but I have buyers that don't have the credit to buy property and want to buy on a lease option or owner financing. Sometimes, these buyers have a rather large down payment and if you use their down payment as your down payment then you can get a property at 80% LVR without using any of your own money. If the buyer, for some reason, backs out of the property and you have to foreclose, how bad would that be to have to made a 20% profit on a home that you didn't spend any money on?

Another advantage is because they are buying the property from you on a lease option or owner financing, you are also making a positive cash flow per month for the right to buy the property from you.

As always great advice,  Also, to add, sometime making that first leap of faith of buying your 1st investment property is important is can be scary.  It was hard for me the 1st time, after that is much easier.

Gary - Heck, it was hard for me to put that $5000 down on my first home, the investment property was even harder and then it was weird, I realized these people paid me money to let them live there and paid my mortgage? Was I missing something...Nope, it was a great world that day!

I don't get it!!  How is the investor benefiting from your system.  I may be a little slow, but if you are doing a lease option using someone eleses monay, who benefits.  What happens if the seller owes more that the value of the property, what happens it the seller can not be found when it is time to settle?

Steve - I'm so sorry to hear that, if you don't know the market, your risk goes on ten fold! If they need help, don't hesitate on sending them by way.

Charles - The title is put in to a trust, so even if the seller skips town the executer to the trust can close it. There is a memorandum put on title, so no new liens can be put on the property and the escrow company I use pays all underlying mortgages, taxes and insurance before giving the present owner any money.
