Great post! I've been preaching this forever to sellers. But as you know, they don't like to hear this!
Ginny - I was going to SUGGEST, but then scrolled down and saw the little yellow star! You nailed it with, "What matters is the here, now and what the real estate market says your home is worth!" I just wrote a do's and don'ts staging post and my first do is listen to your Realtor, they are the expert and know how to price your home. I read that 95% of owners think their home is worth more than it is. We are too emotionally attached and should leaving the pricing to the professionals like you!

Ginny you are right, Buyers could care less what a Seller needs to make on a house, that is not their problem. All the Buyer is interested in is that they are getting the best deal they can, even if the Seller ends up under water.
Great list Ginny. The competition is an over-looked factor, but you bring it out and it's quite true. Sellers should be aware of what other homes are for sale near theirs. The buyers sure know AND are touring them!!
Even in an extreme sellers' market like ours an overpriced, or poorly presented home is going to sit. This is great advice, Ginny.
Good info, Ginny. I would add availability, as many homes don't get sold because the owners are stringent with the hours they'll let the home be shown and some buyers just don't want to wait around.

Ginny, All things are not in the agents control as you pointed out but we can take wha the situation is and make the best of it.
Ginny, in a lot of markets (including DC) I think the "competition" part of the equation is working for sellers. Where'd all that inventory go?

You are so right! Some sellers are not going to get that, no matter what. I supposed if they wait long enough, the market will catch up with them. Unfortunately, if that is the direction, how much more will they have to pay for what they will buy?
