Best “Bang for Your Buck” Remodeling Projects for Middle Tennessee Homes

Wondering What to Remodel on Your Middle Tennessee Home?

This is one of my FAVORITE blog posts to write each year – it’s the COST VS. VALUE REPORT for 2013!

Living in my 1950’s ranch style home in Oak Hill, I am always gung-ho for another remodeling project (even if my wallet isn’t).  My most recent remodeling was actually on an apartment that is attached to my home.  Which is kind of a bummer, since I rent that space out and don’t actually get to use it.  HOWEVER, it was a lot of fun picking out the materials and it was rather like remodeling an entire home, only a very small one.  But I digress.

In the Cost Vs. Value Report 2013 for the East South Central region of the U.S., including our Middle Tennessee area, here are the areas of your home to remodel for the greatest ROI (return on investment) and I am listing them in order of importance to me as a real estate agent:

·        Minor Kitchen Remodel  at 76.6%

·        Major Kitchen Remodel at 70.9%

·        Bathroom Remodel at 72%

·        Attic Bedroom at 72%

·        Basement Remodel at 72.2%

·        Master Suite Addition at 66.1%

·        Window Replacement (Wood) at 71.9%

·        Grand Entrance at 70.5%

·        Replacement Siding (Fiber Cement) at 84.6%

As a real estate agent in Middle Tennessee, those are the updates that most clients are looking for when searching for a new home.  Definitely take a look at this report to see how your home can benefit from taking on remodeling projects!

But – PLEASE – call me before spending money on remodeling projects at your home – I will be able to estimate l you how much would be a wise amount to spend on your remodeling project so that you don’t overdo it!  You want to make sure that you stay within the boundaries of what is reasonable to spend on your Middle Tennessee home so that you are able to recoup the cost should you decide to sell!
