Hi Everyone,

Greetings from Plymouth, Mass. In 2013, underwriting for mortgages....little things matter... All eyes are on you and your actions... So, when you apply for a mortgage, you want to get the application as clean as possible. In the months ahead of your application, make sure that you are not late on any payments. It may sound simple, but credit rating bureaus take those late payments very seriously!

But here's a good one....DON'T QUIT YOUR JOB AFTER YOU APPLY, BUT BEFORE YOU GET YOUR LOAN COMPLETED!!! And, if you are in the process of thinking about quitting, please talk with your loan officer before you do. Surprises like that aren't fun! We're here to help you; I'm here to make sure that all goes well. There isn't much that you can hide from underwriters anymore.

There'll be plenty more to follow. It's crazy weather here in Plymouth....a few days ago we had temps as low at 4 degrees...it's rising to nearly 60 today!!!

Rich, that just should be universally understood, but somehow it just is not. I had a buyer (an attorney) who not only quit her job, but went out and bought a new car! This was before the housing recession, so her lender was able to use her part time job to qualify her. She did this after I told her not to! She quickly was fully employed again and still retains the home.

I think this blog topic can grow and grow....there are so many people out there that you will find some crazies the more you look. But when they "strike" home...yikes. Up here in Mass, on the real estate side of things, prices are about where they were 10 years ago... At least rates are great.
