I am Creating my own website. I am going through Z57 solutions. Is there anyone out there who could give me some feedback on z57??? It seems like a great deal for what you get. I am paying a $500 start up fee and its only $100 per month and you can search my local mls on my site too, so it would be a great way to get leads. I know i could have a really cool custom site that i create myself, but it would cost thousands to get it done. any positive or negative feedback about z57 would be appreciated. you can check out their website at www.z57.com.

Try Superlative web sites! They have great pricing multiple designs to choose from, more than z57, and they have a much better property search for customer to use. They have agreements with most of the MLS boards in the country.

After you have your website up, you have the Z57 Academy process, and then they hit you up with the SEM/SEO program.  While the site is not great, I thought that they were willing to improve on their promises by guaranteeing leads; in essence, they too would have some skin in the game. 

So here's what happened:  On the phone, I was promised a certain number of leads every month for a flat fee; in any month in which that minimum number was not met, there would be no charge.   A lead was defined as someone who registered on the site; it was explained to me that all leads would not be valid (bogus email addresses, etc).   Further, anyone who came to the site and registered who was not "sent" by Z57 would not be counted, such as people who clicked on my e-mail address and then registered.   Imagine my shock when I got only a handful of leads and was charged anyway.  My inquiry was politely answered that they had no program which promised leads, only visits.  And sure enough, when I checked my contract, it said visits!   
   My advice to future buyers of this service: 

   RECORD YOUR PHONE CONVERSATIONS WITH THEM.  It may not be admissible in a courtroom, but it will make for interesting listening on the internet.
   DON'T SIGN RIGHT AWAY: reread the contract, compare its terms to your recorded conversation, and then think twice about your decision!

I was quite in love with Z57...no longer.

The problem I have with Z57 is that there is a SIGNIFICANT ERROR IN THEIR PROGRAM. The IDX email alerts don't work...not on mine and not on about 5 other sites I have tested.

I have brought this to their attention and get a face full of excuses -- going on about 60 days now. There is decreasing credibility here.  The problem is that this is a core function that is advertised, not a development issue.

So, they are selling this as a solution - and it doesn't work. I have tried and tried to work with them collaboratively, but they seem to have difficulty fixing this.

I will keep you apprised.

Has anyone else had this issue?

So, skeet...it would appear you are an off-shore shill.  Your spelling is atrocious, grammar is unacceptable and your transparency is suspect.

While I am still waiting for Z57 to close out their issues, which are currently being worked on, I certainly would not choose someone writing under a pseudonym, no matter how much they "recomend" based on "wat' they "sed". 

No wonder you didn't sell any homes...you likely couldn't spell anything on the contract.

I will say this: one of the two issues that I addressed is fixed, the second is pending and being worked.

It's a damn strong website...just needs some tidying up.  I would put Z57 up against 9 out of 10 folks out there. Like I said, they still have a significant fix to address...but that should be fixed this week.

I wasn't looking for a fight either.  I don't know whether to be more disappointed that you continue to write under a pseudonym, or throw your kid under the bus. 

Moreover, it is more troubling that your 16 year old's spelling, grammar and punctuation is atrocious. That is not mean, it is a fact...and it is an error which can be corrected by editing your prior post.  (And it's Michael, not Micheal.) Your punctuation is also suspect.  Did you go to the same school?

Skeet, I suspect it's Scott Siegman behind this pseudonym (and wrote both posts), as since my post, he has called me twice and emailed me twice as well. 

I contemplated posting the email exchange between Scott and me.  However, I can't prove it's Scott from the information posted.

I will just leave it at this: I am increasingly confident Z57 will get this problem fixed. They did deliver on one fix already.

However, I have also proudly referred 3 others to Z57.  It is those referrals which have my anxiety heightened as these folks have looked to me for guidance due to my tech background.  Despite the challenges, I still rate them 90 out of 100.  When this IDX thing is fixed, I would rate them 145 out of 100, just because the Z57 site is better integrated, more functional, more robust and the Mercedes of websites at the highest value for money price point.

I used to cobble a site together from 3 sources that does what this site does.  And it cost me 3x more. So, I see the value of Z57. 

So, Skeet, are you Scott, in reality?

As I said to one of your team members: I feel like I am in a room full of gasoline with wet matches. Now, this fix would mean that I have dry matches and am ready to light this up like a crazy man.

I wanted to send make a quick post that I will follow up in more detail with a blog posting.

To my earlier post: Z57 has fixed the 2nd of the 2 problems I aired up on this forum.  And the fixes appear to be working well. I will write up something more extensive over the course of this upcoming week.

However, I wanted to make this quick response with regard to Maggie A.

Maggie A, I do not share your experience.  I admit I was frustrated with some technical issues, but the site really is a knockout.  Unfortunately, it isn't a magic wand. However, let me share JUST how powerful this site is. In the interest of disclosure, I DO NOT WORK FOR Z57, I AM NOT BEING COMPENSATED FOR THIS RESPONSE, AND I AM A REALTOR® IN DENVER.

I am at http://www.SnowCoastRealEstate.com and I also have been helping my friends in Pueblo, Colorado, with their site http://www.SoldOnPueblo.com. I encourage you to check them both out.

While I don't know the specifics of your experience, let me share mine. I am a Platinum Package website, as is Pueblo's site.

I have been able to drive substantial traffic to the SoldOnPueblo.com site to the point where it is NOW #1 in Pueblo!!!  My friend's sites languished in the 8m+ ranking on Alexa prior to Z57.   Now they are at 1,026,609 http://www.alexa.com/siteinfo/soldonpueblo.com# .  They are getting about 1 lead a day on their site -- free, not paid from Zillow, Trulia, etc. FREE!!!  Pueblo is a city of about 130k people. So, one good lead a day is great for a brokerage site (and not the RE/MAX national site, which is separate)!

We have integrated the Craigslist function to generate leads there, but that is mostly to develop a small percentage of traffic and backlinks.  We use the FB integration to drive leads and reach, which theirs is around 20k.  They have 56 LIKES and with the intregration of FB into Twitter, they have 534+ followers on Twitter @SoldOnPueblo (300 more since moving to Z57).

Their mobile optimized site is excellent -- and highly utilized. 

We are driving traffic from ePostcards, now once a week.  And also we drive traffic from blog posts which we share using their communication management system.  I just completed a test, and we drove their ranking up 100k on Alexa in a week.  It also was concurrent that 3 new leads came in. So, lead count is expected to increase (as well when the summer season is back).

Now, I do about 10 hours of work on their site a month -- doing blogging, preparing the collateral, reviewing the SEO on the site (which we need to tweak).  However, my interface time with the site itself is about 1-2 hours a week.  When I was doing my own site a few years ago (cobbled together from Myers, Hillside Software, Blogger, before Facebook, Twitter and Pinterest was even on the radar), it took me about 6 hours a week, and about $300 in monthly outlay.  This system is better value for money, more effective and a better time leverager than any other site I have seen out there. PERIOD. 

To my site: my site is higher ranked than that (947,353) and I use it to mostly drive a real estate referral business and transact for close friends and associates.  I would need to double check all the Colorado-based rankings in Alexa (basically the ranking machine for websites), but I believe I am #3 or #4 in the state for web ranking (excluding national sites like Zillow, Trulia, etc).  I have more likes, reach and followers on Twitter, but that is because Denver is about 3.1m in the metro area. Maggie, if you are frustrated, I would be glad to share with you what I am doing.  I admit, the Z57 platform is like driving a starship.  It's a bit overwhelming if you don't take all the training.  But I am telling you: Go through the training. I am pretty savvy and I learned a lot.

No site is perfect.  However, I will stack my site up against any other on the market. 

You do have to work the site.  You do have to analyze if turning knob "A" makes leads happen, or not.  For example, my blogs generate more leads in Denver than they do in Pueblo, because I do edgier ones for me and than my friends prefer.  However, their site does more traffic from listings and ePostcards.  So, you have to find which model addresses your market needs. When I said, "It's not a magic wand." I wasn't looking to be snide. I was just saying you have to tune the harmony to fit the band.  And with the Z57 site, I am proof that in two geographically close, but very disparate markets, it can be done VERY EFFECTIVELY.

I love this assault on Z57 by people who appear to be grinding an axe. 

Notice how people (like Skeet) hide behind pseudonyms.  Skeet appear to be the same guy who pimps out D.I.G. Marketing and cold-called me twice immediately after my post. (They both spelled my name identically wrong.)

Now, it's Boston Logic that is being pimped...all from folks who are under pseudonyms that don't appear to back trace to an actual brokerage. (Note how the name link to their web page is absent when you hover over it.)

To everyone that has inquired about this blog post. I have kept up with this blog over the last several years. I have seen some very unhappy customers with Z57 post here and have had an unbelieveable amount of phone calls every month asking me about the validity of the comments posted here. I try to be fair but I am always honest with my responses. Because I am getting an overwhelming amount of calls, emails, etc I feel the need to comment. I actually had Z57 run my site for approx. 2 years. During that time I had little success and very few leads that amounted to anything. Of course, they tell you that they will provide the leads and what you do with them is up to you. That is true. However, I found that I was actually quite good at converting leads into buyers. The problem was that the leads I was getting from my site were very poor. They were unqualified leads. Leads that you might expect from a poor craigslist post. There is not much you can do with names with bad phone numbers or people who just don't want to talk to you. I am not saying this is Z57s fault. They provide a service of giving you a web site. This site allows you to look professional while giving you lead potential. To be honest, the only reason I used z57 was to get a site for my clients to visit. I really didn't care about the "leads". I knew that the leads I got from this site were going to be weak. It was important to me that I had a place online for my clients to visit. I have been in the real estate business for approx 10 years now. I have seen many different lead generating promotions in that time. In my opinion they are all as useless as the next. The bottom line is this....You can not be successful as a Realtor if you think you can rely on someone or something else to hand you the business. We are independent contractors. It is up to us to drum up our own business. PERIOD! Think about this. Those of us who have been doing this for a while. What piece of advice would we give to someone just starting their carrier as a Realtor? Mine is always the same. Work your ass off and dont rely on getting anything from anyone. except of course from your sphere of influence. Those are my only real leads! Dont count on your office duty, or your open houses. The business you get from that is just gravy. That seems to always hold true. Anything you get for "free" is a bonus. If you rely on that to make a living you will be broke before you know it. I really do believe that to be true. I eventually quit my service with Z57 because I was simply not getting anything out of it. Sure, I had a website for my clients to visit. The site made me look like I was an actual person that sold real estate. Which is valuable. However, there are much cheaper ways of acheiving that. I learned that over the years while spending a good amount of money on a service that was not delivering what I was paying for. I now have a site generated by my firm that gives me all of those things. I simply couldn't validate keeping my z57 site any longer. I can't speak to all of the issues many of you have posted on this blog as my separation from z57 was pretty simple. They did charge me an extra month of service from what I remember but everything else seemed to go quite smoothly. I hope this has been informative. Please feel free to post questions. I get notified of new posts.  So, I just saw this hit my email inbox this AM. 

As you may have read, I am only new to Z57.  I also have friends of mine in Pueblo - with whom I met yesterday - who are also on Z57 (for whom I do the management of their website). 

I will share that I have no financial interest in Z57, nor benefit derived from my support on this board.

I will share my site, http://www.SnowCoastRealEstate.com is pretty highly ranked.  http://www.alexa.com/siteinfo/snowcoastrealestate.com#trafficstats  It's in the 655k in the world out of nearly 200 million sites.  It is has stirred my warm referral base quite strongly...leading to a significant uptick in business. I work by referral, so this is my desired market.

My friends in Pueblo, Colorado, http://www.SoldOnPueblo.com is also very highly ranked http://www.alexa.com/siteinfo/soldonpueblo.com# . They are ranked in the 750k, again out of nearly 200 million sites. They use the site for lead generation.  They get have a 5% lead conversion rate.  So, for every 100 visits, they get 5 people to sign up.  Some days they get as much as 7 leads a day, some days they get 0.  But they are averaging (in a town of 120k) about 1-2 leads a day...they had streaks where they would get 3-4 during the summer.  Those are new leads.

For both of us, we do the following, which you should consider doing:

  1. We do a Topic Tuesday emailer about a relevant issue in real estate.
  2. We do a Friday Factoid which is some relevant face about real estate.
  3. We do Featured Listing Friday for the most deserving listing each week.
  4. Three communications a week, and special blog postings when an appropriate issue arises.

By the way, SoldOnPueblo.com is the #1 real estate site in Pueblo...the next competitor - a long standing fixture is a distant second since my friends jumped to Z57.  http://www.alexa.com/siteinfo/puebloareahomes.com#trafficstats is the competitor's stats.

So, a z57 site is not going to just make manna fall from the sky.  However, it will work strongly if you work in a referral mode (a la Brian Buffini) or in a lead generation mode (a la Craig Proctor). However, you do have to stir the pot.

I so wish I had investigated Z57 before signing a contract ...  Afterwards it is too late, you will pay.  It has turned to be the worst marketing & lead generation program I have ever invested in.

** WARNING** - What a nightmare!!! Z57 has been the worse experience I've endured in a long time! After using them from 2003 or 4 until 2011(before they were bought by Constellation Group, Inc. out of Canada), I was well pleased and was regularly complimented on how much our customers/clients loved our website and how easy it was to maneuver. So, after I sold that company and was ready to start another, I contacted them. I was skeptical because their new look had a very "urban California" feel, but I was assured they would "customize' my website to reflect my Texas rural, ranching market. Well, 90-days later, I had paid a set up/design fee and been charged for months of service which I hadn't received. I worked for a LONG time - hours and hours and hours -- with unsatisfactory results. Finally, I told them I had lost all faith and trust in their company and, because they hadn't delivered on their contract, I was reversing all the charges - which I did. NOW, it appears they've decided to publish a website, without my approval or permission and without the required state disclosures, in my company name/my name AND posted on my PERSONAL Facebook account, which I don't have set up for real estate ads (it requires specific disclosures, which aren't there because I don't use it for business!). Even though I have contacted them over and over, numerous times, they keep posting! If anyone has the contact information for their CEO, President, Management Team -- It is my intention to email every single person I can find email addresses for before I have to resort to obtaining legal representation to get this seemingly unlawful and potentially damaging action stopped!!! Thanks to all who can assist with contact info ---

Anyone signed up with Z57 SEM program? I received 2 sales calls from Z57 trying to get me to sign up 12 months contract for SEM program with guarantee 190 leads per month. It sound to good to be true. Anyone is current or had used this Z57 SEM program?
