     I'm a fan of golfer  Phil Mickelson.  I'm not alone.  Phil is one of the most popular golfers playing in the  PGA  today.

     Now if you follow golf and Phil Mickelson's play, you know that Phil ... well, Phil can make your head spin.  One day he'll have you shaking your head with his choice of club, his decision-making, or loss of concentration.  Just frustrate the heck out of you.  And the next, he'll blind you with the depth of his remarkable talent.  (As I write this, Phil ended his day at the Waste Management Phoenix Open on Thursday, 1/31/2013 with a round of 60.) 

     But because of Phil's history, it came as no surprise to anyone when a few years back, Phil Mickelson's golf play seemed on yet another zig zag course.  Some days good, other days sad.  And at times it began to look to me as though Phil would rather not be on the course.  

    News then arrived during the 2010 season, that Phil Mickelson had  Psoriatic Arthritis,  a more rare autoimmune disease disease that causes the body to "attack" itself.  A rheumatologist from Johns Hopkins, Dr. Robert Shaw, said that ...

     "The hallmark of this type of inflammatory arthritis is that it causes you to stiffen with even minutes of rest. So if Phil takes a short water break while playing, his joints would stiffen up.  The fact that Phil Mickelson was even able to play golf, much less compete in a couple of major tournaments withthis condition, is amazing.”  

     Now at this point in the post, you must be wondering why the heck I'm talking about Phil Mickelson, a golfer.  Just what does he have to do with  mortgage lending, credit, or real estate?

     Here's my connection ...

     I wrote a blog entitled,  "1 More Reason to Have Good Credit ... and Keep Good Credit".    That post related two facts.  #1 ... that many businesses follow the practice of checking the credit of their job applicants prior to hiring.  And #2, that many states are outlawing this practice.  Illinois is one of them.

     Many of the comments I received regarding this post questioned the ethics surrounding the running of credit on a job applicant.  They also raised the question, "does a credit report accurately portray what an applicant's performance might be in their job?"  Especially now, after the housing crisis our nation went through or the financial upheaval of the last few years?

     I say ... think about Phil Mickelson.  The media and many fans (including me) were about to write him off.  They said he'd lost his game.  He'd lost his competitive edge.  He wanted to quit the tour.  And none of it was correct at that time.

     The answer to Phil's problems were to be found in his health.  Something we could not see!  Things were not what we thought or as they seemed.  We didn't know the full story.  And at times, neither does a potential employer ... or a mortgage lender, when simply viewing a credit report.  

      Much has been  written  regarding "extenuating circumstances" in the past few days, and how they effected home owners during the recent housing crisis.  These "extenuating circumstances" are why mortgage lenders ask mortgage applicants for a  "Letter of Explanation"  regarding some issues showing on their credit report.  

     Mortgage applicants should look on these "Letters of Explanation" as reasons for hope.  The Letter of Explanation provides them an opportunity to prove ... explain "extenuating circumstances", or why an issue on their credit report does not prove negligence or a pattern of neglect regarding financial responsibilities.

     I wholeheartedly agree that some credit issues should not jeopardize an otherwise good mortgage candidate's access to financing.  Those that suffered financial hardships should be allowed the opportunity to plead their cause and be heard.  To rejoin or forge a life as a home owner.  Why make them suffer longer or needlessly?

     Life is not always fair.  Life is also not always as it seems.  Phil Mickelson is proof of that.  He's come back and been a winner on the golf circuit.  Those that lost a home to short sale or foreclosure can be winners too ...

It is not as simple as a number.  Credit is more complex and involves people and families.

Gene - Phil is a crowd favorite around here and how cool is that that he did fantastic yesterday at the open. I am routing for him!  Great post.....there is more to the credit subject then just black and white.  So much has changed in our area especially where one out of 6 lost their home to foreclosure or short sale.  Credit issues don't carry much of a stigma here. People just know they need to pick themselves up, dust off and get back on track as fast as they can - just like Phil.

Gene, great correlation between Phil Mickelson and Credit Inquiries. 

     As previous commenters stated, there is far more to a person than a number that appears on a credit score or credit report!

     Slightly Off-Topic... do you think Phil will leave California over the State Income Tax?

Gene, a fantastic analogy between mortgage credit and life.  Interestingly enough, yesterday at lunch, it was brought up that due to the new tax laws in California, Phil, doesn't believe he will be able to stay there due to the hardship the new laws will have on his family.  He made 40 million last year?  I love his golfing too, but come on Phil!!!!!!!!!!!!

Gene -- it is too bad that Phil's last hole "lipped out" on him yesterday.  Sometimes it is just the little things that get in the way - just like in the credit report that isn't properly reviewed/monitored.

Tim:  Agreed.  There's a story behind each report.  At minimum, people should be provided an opportunity to explain situations ...

Anna:  I was thinking of you!  Did you get the chance to see that in person??  Wow!  Plus thank you Phil!  Rather ironic that he did that on the very day I'm writing my post.  Kismet, right??  And you speak to why I believe that LOE's are so important.  Having that option to explain what happened ... it's so important.  It provides hope and opportunity.  Especially now .. that's so important.  Thanks for the Feature in BananaTude!  Enjoy the golf, Anna ... and pleaseeeee ... send some of that sunshine and warm temps back to Chicagoland!  brrrrrr ....

Fred:  Thanks so much.  If history has proven anything, it's that credit reports aren't always indicative of bad faith regarding finances.  Sometimes "poop" just happens.  I'm sure you and I have seen enough of that to speak to the topic!  And Phil?  Not sure what he'll do now.  He's kinda backed down over his statement because he caught some flak for it.  Plus it was pointed out that the financial situation wasn't quite as dire as he portrayed.  Time will tell ...

Glenn:  I know ... hard to put together a fundraiser for him quite yet!  And it seems that many don't believe that his financial situation is quite what he was led to believe.  We all want to keep as much as possible ... I understand that.  We'll see how it "plays" out for Phil ...

Steven:  I know!  My heart really went out to him when that happened.  We'll see how today's round ends-up for him.  Hopefully he hangs in there.  And yep, I thought the analogy (and Phil's timing) was almost ironic ...

Phil is my favorite golfer, and this is an apt explanation of why something on paper does not always reflect the person.  People often need a chance to explain and then prove themselves.

Great analogy between Phil and credit. Many who have had challenges with credit can overcome almost all issues. Many however don't know what to do, so we need to coach them to fix/repair what the issues are. If they are committed like Phil, everything is possible.

Good lesson you point out, Joe!  And lenders these days must be part-credit-coach.  If we're not providing that service, fewer potential buyers are actually buying and getting to the closing table ...

Gene, I like your analogy and agree that there are almost always unseen circumstances...I never agreed with the practice of checking credit scores for employment...at least not without an explanation.

Jane:  Phil's sure on a roll right now!  What an amazing outing he's having in Phoenix!  Wow!  Really lots of fun to watch him .. and the crowd's reaction to his play.  And I thought his story did provide us all a lesson.  Things may not be what they seem ...

Nick:  I agree.  Having an opportunity to explain is so important.  There ARE legitimate reasons for items showing on a report.  On those occassions, applicants should have ample opportunity to plead their case ...
