Using HUD Homes for Craigslist ads

I love that HUD allows any Realtor to market their listings. This is a great opportunity for new agents to start marketing some properties, even if they don't have any listings of their own. I also think this is a great idea for buyer agents to get some leads in.

CL AdI like to post HUD homes on Craigslist. I mentioned this in my previous post on "3 Things I Wish My Web-site Could Do" My process is very very simple, I look at the HUD web-site maybe once or twice a week, I usually print out the list of homes they have available since I like to make notes and cross properties off the list as I post them. I tried to save paper at first, but since these are not my listings and I don't post all of the available properties at once, it would get confusing as the order sometimes changes on their web-site and I had to go through each of my CL listings to see which ones I have posted.

I open up a notepad where I type in the HTML code that I will be posting. If you need any help with learning how to write code, check out or This code is just going to be text, quick info on the home, link to the property on my IDX on my web-site and a way to contact me. I don't use the photo from the MLS since it's copyrighted, I always say in bold by the link to the home *See Pictures and More* Once a lead is on my web-site, they are prompted to sign up for an account after looking at the one property, my sign ups are highest for HUD Homes and for Rental properties. Using HUD listings draws people in more so than normal listings and short sales.

I put the address into the CL ad and use the Map it feature. Since I have no photos, I think it is important for people to see where the home is located.

Voila, now it's ready to post.

I rinse and reapeat as needed. After a few days I can "Refresh" the CL ad, before I do, I always check to make sure the home is still active on the MLS, it may be listed as Active on the HUD site, but actually be pending.

What amazes me is that hardly anyone is doing this. My Realtor Association, ORRA, has 8,784 members (as of Dec. '12), when I look up the addresses of the HUD homes in CL to check if my ads are showing up, I will usually only see one Realtor, at most it will be two Realtors. So 3 Realtors out of over 8,700 are using this to gain leads. Craigslist is the #1 source of traffic to my web-site.

what a great idea!

I'm about to write HUD offer and waiting for 30 days expiration, since my clients are investors.

Unfortunately, there are very few HUD properties in my area, those i found are far away.

Actually, it is my first one, I have no experience with them at all... Must take the class( even I read everything they offer online)

Great idea. The sad point to make is so many of the HUD homes are in very poor shape and in most cases are not habitable without major work. I have walked into HUD homes to find rats, mold, rotting food on counters and please don't open the refrigerator!

We market all our listings on CL.  It works.  If the inquirer finds the home listed is not exactly what they want I open the door to show them other homes.  One would be surprised how often this does turn into a home buyer!  Work it... Work it...

Inna, it is hard to buy HUD homes as an investor, they favor owner occupants, but some of these homes are in such horrid condition only investors would want to buy them. Crossing my fingers for you that your buyers get the house they want.

Norman, sometimes HUD homes take the cake when it comes to poor condition. I have also seen the opposite to be true as well, there are some HUD homes that don't look like REO's at all.

John, you're exactly right, it does work and I love that when I send them to my IDX they start looking at other available homes, then when they create an account I can call them and offer my assistance.

Erna, great blog (and a reminder).  There aren't many HUD homes in my area, but I have been impressed that they seem to have improved, when they are on the market they aren't as 'mistressed' as they've been in the past.  The list pricei s slightly below the market so they get aot of traction.  I'll have to check out the code websites!  I actually picked up a buyer from CL, that is working on saving for a down paymente.  He's very motivated and looking forward to buying a home for his family.

Lanise, thank you. The HUD home get a lot of attention on CL because they are priced below market. Great job getting a buyer from CL, I personally love working with people who are working on their credit and saving for a downpayment, those usually turn into great relationships and they become such loyal customers.

Great post Erna. I post and buy stuff off CL all the time and we always read the Realtors section. You posted two very good sources for html code study. I've used both in the past and find them excellent.

This idea had never even occured to me, so thank you for sharing. I am going right out to look at your posts, find HUD listings in my area, and like you said, "rinse and repeat as needed". What a great way to try and get leads.

But you can use the pics that are on the HUD listing website. I know that they are the same from the listing agent, but you have granted permission to market the property, info and pics if these were taken from HUD webpage. Once there, they are available for all licensed real estate agents who are registered to sell HUD properties.
