Why do sellers do or don't do this? If your selling be prepared.

At Desert Sun Home Inspections in Carlsbad New Mexico, we try very hard to give the best inspection possible for the buyers or sellers.

When the sellers are ready to sell the home, why don't they prep the home for sale. I mean really?

There are issues with homes that are so easily fixable. Why leave these things for the buyers to see and more worse, the inspector to find.

Did you know that there is a high number of sellers who think the home "IS NOT" going to be inspected by a certified inspector.

Here is what you don't want to see as a buyer in a home.

Missing light switch cover plate.

  I have talked to a number of sellers and this is what they were thinking when they listed the home.

Missing wall plate cover.

The Realtor who LISTS the home needs to inform the seller as to what to expect when selling the home.

Loose wall plug.

The Realtor should make a "walk through" and explain and point out what should be taken care of before the home goes into the MLS listings.

All of these issues could have been avoided by a walk through by the listing agent.

The question remains, if you list a home do you do a walk through and tell the seller what you think needs to be repaired before the home hits the markets?

I have a pre-inspection check list for my sellers to work on when getting their home ready for market...it sure makes their inspection look clean when the buyer orders one!

Happy February Clint, I totally agree that listing agents should do a walk through with the sellers and point out items that need to be addressed prior to going live.

I think they see the overall picture, like the fresh paint or texture job and go "wow" But they don't realize that it's the little details like the switch and receptacle covers and trim that make the job.

Clint: My process is very similar to Dorie's.  Simple things like are shown in your photo should be resolved before the home hits the market.

Clint, these issues should have been seen by the Realtor -- they will be FHA issues when it comes time for the appraisal.   I prefer to preview the home "in depth" and know there will not be a re-inspect scheduled.

That's a good way to do it. Have a walk through and see what needs to be repaired before an inspection. There will be less for the inspector to find and make the buyer feel better about the home they want to buy.

I think the sellers were thinking it's no big deal. But it can cause you to loose the sale. If you are not taking care of the home, then the buyers might think there is a lot more wrong with the home.

Actually all the blame is on the seller. No one should put a home on the market without at least a walk through and fix list.

Then fix what's on the list. A real no brainer.
