It has been over 17 years ago that I made the decision to jump into the wild world of Colorado Springs real estate. The joke back then was that a trained monkey could sell real estate (of course I was well qualified!) as the market was hot and homes were selling rapidly. Oh the good old days when seller's faces were beaming with joy because they were getting multiple offers, and buyers couldn't wait to write an offer even if a property needed some "tender loving care!" Colorado Springs Realtors were having a hay day!
Times have changed. You've likely seen the news regarding mortgage lending, foreclosures, sluggish sales and a large inventory of homes on the market. You may have noticed a property for sale in your neighborhood for months and it's had three different Colorado Springs Realtor signs in the yard. These are the "signs" of the times, which are negative for some and positive for others. For those hoping to sell, it may not be prudent at this time however first-time home buyers and investors may find some great buying opportunities.
Interpreting these signs of the times, sorting through media distortion/hype (remember that much of what you hear is national news, not local), market statistics and trends require knowledge and experience. Today's market also requires a realistic perspective, not pie-in-the-sky optimism built on unrealistic expectations nor a "doom and gloom" attitude propagated by the uninformed...balance is key!
