We are currently experiencing a nationwide housing shortage. Because of the downturn in the housing market a few years ago, fewer homes have been built since then. This has resulted in a considerable drop in inventory today. While twice as many couples are buying, only half as many homes are available for sale. Statistics show that 1.5 million houses need to be built each year to meet consumer demand. Housing starts rose 6.9% in June reflecting the highest level in four years, up 23.6% from 2011.
 
What does all this mean? It means that many buyers, including locally, may need to engage in bidding wars for new homes, with sellers receiving multiple offers. Hi Ken, we are also seeing multiple offers over asking on most "decent" homes under $700k. Supply is low and rises prices should be bringing more sellers out. Regards Dave
