The Anthem AZ real estate started the new year well.  Home sales fell off a bit, but prices continue to rise.  The number of homes on the market increased a bit from December, only 179. The year over year average sales price and average price per sq. ft. continue to increase by 23% and 35% respectively.    So things continue to look bright for the Anthem real estate market.

A note to prospective sellers, now is the time to put your home on the market.  Don't wait for the spring and summer months, when everyone else will be putting their homes on the market.  More supply means more competition for your home, which in turn means less bargaining power for you, leading to less money.

Here are the latest stats for the month ending 1/31/13:

Active Listings: 179 (Up 5% from Dec.. '12, Up 3% from Jan. '12)

Homes Pending: 137 (Up 27% from Dec.  '12, Down 31% from Jan. '12)

Homes sold in last 30 days: 21 (Down 22% from Dec.  '12, Down 56% from Jan. '12)

Burn rate (Inventory on market / by homes currently under contract) =  2.31 months supply

Avg. Sale price (Solds): $324,162  (Up 5% from Dec.  '12, Up 72% from Jan. '12)

Avg. price per sq. ft. (Solds): $127.49 (Up 9% from Dec.  '12, Up 35% from Jan. '12)

Avg. Days on Market (Solds): 69 (Down 8% Dec.  '12, Down 32% from Jan. '12)
