Read on for a report on Arvada Home Sales:

Nice to see the increase in year-over-year sales for Arvada homes in the $200-300,000 price range, plus a comfortable 2-month absorption rate.  The fact that 14% of the homes for sale and the homes under contract are distressed sales, but the homes sold had a 31% rate of distressed sales tells me that foreclosures are selling more quickly than 'regular' sales. That means competition for sellers, and a holding-down effect on prices.

This report includes only detached single family Arvada homes that sold between $200,000 and $300,000.  I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.

  • Currently, there are 73 Arvada homes under contract in this price range (up from 53 last month!).  9 of these homes are foreclosures and 1 is a short sale. That's a 14% rate of distressed sales for Arvada homes.
  • 35 Arvada homes sold last month between $200,000 and $300,000, with 49 median days on market.  10 Arvada homes sold were foreclosures, 1 was a short sale. So in this price range 31% of Arvada homes were distressed sales.
  • One year ago, 22 Arvada homes sold between $200,000 and $300,000.  65 median days on  market.  One was a short sale, six were foreclosures.  So a year ago the distressed rate for Arvada home sales was 32%.
  • Two years ago, 16 Arvada homes sold between $200,000 and $300,000.  65 median days on market.  7 Arvada homes sold as foreclosures in this price range, none sold as a short sale.  A 44% rate of distressed Arvada home sales.
