#3 - Limited Showings - You want your Long Island NY home showed Monday through Friday from 5pm to 7pm and not on weekends. Depending upon your price point, buyers have choices and if you do not make it convenient to show your home, they will see other homes and your home will take much longer to sell even if it's priced right. Your home will be remembered as the one buyers and agents cannot see.

#2 - You are just not nice - I find that most people are nice by nature. Every now and then you get someone that is just combative over everything. They don't like real estate agents, they hardly smile and are overall negative and unhappy. I've made an adjustment in my life to not have negative people in it. I will not allow myself to be brought down.

#1 - OVERPRICED - You want to price your Long Island NY home $50,000 above my recommendation. No way, Jose! It's a business decision for me not to take an overpriced Long Island NY house listing. I spend a lot of time and money marketing my listings and it doesn't make business sense to spend money when I know it won't sell. If I were to take an overpriced listing and it doesn't sell you will not be happy with me. I want to preserve our relationship before it starts.

That number two can make the entire listing period a nightmare. Being not ncie with easy showing and a reasonable price is tolerable though!

Hi Ellie, I haven't come across that yet except for my vacant short sale listings that had leaks all over and produced black mold. They sold anyway. But you are right!

Jackie, those are definitely three reasons that I wouldn't list a house? Lately I've taken a couple of listings that I felt were over priced, however, we had that conversation...no showings,no offers in 3-4 weeks...we lower to the appropriate price.
