Pricing a home that is ready to be listed is not a science, but more a combination of local home data and understanding the local market. A potential listing agent can dissect all of the past sold homes that they think compare to your home till they are blue in the face, but does that mean they will get it right?
They can do a price CMA, a tax assessed CMA or even a square footage CMA but if they don't know the neighborhood, the area, the amenities and the school districts well enough in Howard County, then the margin of error is increased.

In the current Real Estate climate the Howard County, MD market is HOT. Sizzling hot! Buyers want to live in Howard County because of it's location, amenities and because of the reputation of the Public school system. Inventory is frustratingly low and well priced homes are selling quickly and sometimes with multiple offers. The average list price to sold price is almost at 95%. Homes that have been on the market for less than 30 days are averaging around 97.2% of list price. Home values change drastically from one school district to another. If your OUT OF AREA listing agent is unaware of the school boundaries they could do you a huge disservice by either overpricing OR under pricing your Howard County home. If they are unaware of the potential school redistricting then they may also be conveying the wrong information. Your child may have attended a certain Elementary School 4 years ago, but that district may have changed.
Just last week I was speaking to an agent who had no idea of the importance of the school districts to a Howard County buyer. She laughed that her children were old enough to be parents themselves. She was also completely unaware that there is a brand new Elementary School, Ducketts Lane Elementary, which opened in Elkridge in 2013 and has changed many of the school boundaries. Buyers do search by specific school districts in Howard County and if your listing agent has failed to enter the school information into the MLS that home may not come up on their search. That small detail might cost you money.
