Property Description
One of the best kept secrets in Central Maryland is how living in Catonsville is almost perfect. Residents of 21228 do not move very often and when they do they usually find another home within the Catonsville area.
Inventory is always low and quality of life is high.

It really does not get any better than 2028 Pleasant Villa Ave in the Westchester community. Even the street sounds like a resort. This beautiful meticulously maintained detached home checks all the right boxes.

No one knows their home better than the sellers : Here is what they have to say about their home.

When we found our home at 2028 Pleasant Villa Avenue we immediately fell in love. The house looked warm and inviting from the outside. The surrounding neighborhood was quiet and well-maintained. When we entered, we could tell how much it was taken care of by its previous owners. The house had everything we needed as a young family including plenty of bedrooms, a living room, a formal dining room, kitchen, and our favorite part, a large fully finished basement! We went outside and noticed the spacious backyard that we envisioned being an excellent space to host barbecues, have gatherings, and let our children and dog play. We knew immediately that this was our home!

What do you love about your home?
There are lots of things we love about our home. Inside, we enjoy cooking in our newly renovated kitchen, having holiday meals in our dining room, and spending time with visitors and family in our living room. Our favorite part is relaxing in our family room in the basement. It's a great place for a movie, the big game, or getting away to read a book.

In the warmer months, we spend a lot of time on our deck grilling and enjoying the fresh air. We have large trees in the back that provide plenty of shade in the summer months to keep things cool. We also have an outdoor hot tub that's perfect for relaxing on a hot summer night or even in the winter as the snow is coming down!

What upgrades renovations have you completed in the house since you have lived here
The previous owners did an excellent job taking care of the house. They did a number of functional but necessary improvements right before selling in 2008. This included a new roof and replacing the windows with high energy efficient windows throughout the entire house. Their impact can clearly be seen in our monthly utility bill.

Since we were fortunate to have a home already in such excellent condition, we took it upon ourselves to modernize and add our personal touch. We painted every room using Benjamin Moore historical colors and replaced all the chandeliers and light fixtures throughout the house. We removed the carpeting on the first level and installed new cherry-colored hardwood flooring. We also replaced the carpet in the finished basement with the most plush, cozy carpeting we could find. Two aging doors on the front and the back patio were replaced with beautiful and energy efficient Anderson doors. Outside, we added a large new shed for lawn equipment and storage, and we updated the landscaping by adding liriopes, black-eyed susans, inkberries, ornamental grass, and a Japanese red maple surrounded by a stone retaining wall. Our biggest undertaking was modernizing the kitchen. This project included adding granite-like black Corian countertops and stainless steel, energy-efficient appliances.

What are your average utility costs
Our utility services are through Baltimore Gas & Electric (BGE). The monthly bill averages $124 per month, which is very reasonable. This is largely due to the energy efficient doors and windows throughout our home. In addition, we pay for an optional monthly BGE Smart Services contract which has covered and maintained our heating and cooling system.

If you are in a neighborhood, what great things do you do there?
In Westchester, our neighbor is perfect for walking the dog, talking to neighbors, and getting fresh air while feeling safe and at home. The neighborhood is extremely quiet and peaceful. Everyone from neighbors to strangers are friendly and welcoming. The trolley trail is just around the corner and the Patapsco State Park is just a few minutes away. Treuths in Oella is the best butcher shop around and The Breadery is almost next door.
Historic Ellicott City is just down the road and always has something fun to do.

Some of the things we love about living in Catonsville are the sense of community and town pride. There are many traditions in this town that date back decades and centuries. The widely known parade and fireworks are a favorite. Frederick Road Fridays in the summer are also a great opportunity to get outside, listen to music, and meet new people. We also enjoy on occasion ending the night with a treat at our favorite ice cream spot, Opie's!

We enjoy a number of restaurants in Catonsville and the surrounding area. These include Catonsville Gourmet, Regions, Scittino's, and Chef Paolino. There are also a number of restaurants in Historic Ellicott City right down the road. And if we are in the mood for a known commodity, Carrabba's and Outback are nearby (right near the Target - one of our favorite places to shop).

Grocery stores I love to shop at
The Giant is very convenient and has great prices. When on occasion we need a speciality item for the holidays or a family gathering, the newly opened Wegmans in Columbia is just a short drive away.

We moved to Catonsville because of the convenience of commuting to either Baltimore or Washington metro areas. It is an excellent place to raise a family with our neighborhood having two excellent schools in Westchester Elementary and Catonsville Middle. Additionally, we heard of the sense of community and have been able to experience it firsthand.

Our Westchester neighborhood has great schools - Westchester Elementary and Catonsville Middle School, which are both walking distance from our home. These are highly regarded schools in this part of Baltimore County.
