Each home seller's situation is unique and comes with it's own challenges.  Whatever the reason for the sale...divorce, job relocation, death of a spouse, downsizing/upsizing, or my personal favorite:  winning the lottery....every listing comes with emotional baggage and physical obstacles. 

Most sellers are incapable of identifying the areas that need improvement, never mind forming a plan of attack for preparing a house for sale.

As a Home Stager in The Seacoast area of New Hampshire, I've worked with all price ranges...from $20,000 modular homes to multi-million dollar estates.   The goal is always the same - to minimize the negative and maximize the positive features of the house and to do so within the seller's budget and restraints.

The potential for improvement is always there, most of the time it's possible to use items already within the home.  Simply moving some pieces of furniture and regrouping decorative accessories can make a world of difference when it comes to defining a room's space and function and adding valuable square footage.

Hi Sharon - most homeowners are too close to the situation will be able to determine how to best showcase their home when it is time to sell.   A professional stager, such as yourself, can assist them with things to edit, move to a differrent location/room or change/transform to best highlight their home.   The money spent will definitely pay off with higher net proceeds and a quicker sale.   As Roger commented -- very good photos.

You are so right Sharon. Home sellers are very overwhelmed. What appeals to them and in there minds 'looks ok', may turn a prospective buyer off. That is why a home stager is so valuable. What we have always admired about your work Sharon is that you do seem to use items already in the home and have an eye for making something look like a million for only a few dollars.

Sharon, not only are the photos great examples of what staging can accomplish, but I also love the way you explain that you provide a plan of action...cost effective, creative solutions. Then it's up to the homeowner to decide what they can afford and whether they hire you to do the staging, or do it themselves.

Michael:  Thank you.  The photos are from two different homes...each with different areas that needed attention.  I never know what I'll find, but I do my best to make the biggest impact for the least amount of money possible.

Dorie:  It's always exciting to see the pictures listed and have the phone start ringing!

Valerie:  The more useable space you can offer to buyers, the better!

Sheila:  Thank you!  Having a professional make the decisions takes some pressure and stress off the sellers.  It can make their experience much easier to handle.

Joanna:  Thank you!  Most sellers (and some agents) don't realize how the simplest touches can turn it all around.  It doesn't have to be expensive or require new furnishing!

Rob:  Sounds like you could use a "redesign" or "stage to dwell" consult!

Al & Peggy:  Whenever possible I use existing items or suggest places to go with reasonable pricing.  I've always been a bargain hunter at heart!  If their is a way around spending money to get the job done, I will find it!

Nina:  Home stagers are creative by nature....we have to be because sellers usually don't have the budget or don't want to invest money in a home they are leaving.  Sometimes I even surprise myself with the ideas I come up with!
