The Country Club real estate market is starting the new year off on a good foot.  The number of homes sold in January increased slightly over December, although the average sale price slipped a little.  However, the average price per square foot increased.  Most notably, the 12 month moving average increased by 19%.  Which means we are definitely in a seller’s market. Currently there are 84 homes actively on the market with 24 under contract, in the Country Club. Now is the best time for sellers to put their homes on the market, before the Spring/Summer months, when everyone will be selling their homes.  Less supply = less competition = more money.  Here are the numbers for the Country Club through January 2013:

Active Listings: 84  (Up 35% from December  '12)

Homes Pending: 24 (Down 8% from December  '12)

Homes sold in last 30 days: 12  (Up 9% from December  '12, Down 33% from January  '12)

Burn rate (Inventory on market / by homes currently under contract) =  4.5 months supply

Avg. Sale price (Solds): $416,083  (Down 1% from December '12,  Up 56% from January  '12)

Avg. price per sq. ft. (Solds): $145.79  (Up 7% from December  '12,  Up 34% from January '12)

Avg. Days on Market (Solds): 72 (Down 12% from December  '12, Down 44% from January '12)
