Rural vs. Metro Listing Agents

Rural and small city listing agents often work differently than listing agents from large metropolitan areas. This is a post I just read about buying and selling a home. Are they kidding?

 

I’m in a rural area that’s 60 miles from a large metro area, New York City. This is not the Wild West and as a listing agent I show sellers what has sold within the last 3 to 6 months, what has expired recently along with their competition currently on the market.

 

Not everyone likes to believe the figures in black and white and they will inevitably say that they want to “try” listing at a higher price because “somebody from NYC will buy it”.

 

Now I’m saying to myself that these people are not going to be reasonable after I handle that objection and they refuse to see what is before them so I say to them in a last ditch attempt that the “somebody” knows what the selling prices have been and that they didn’t get to be wealthy from being stupid.

 

I don’t get many listings but the ones I do get I sell. Not very profitable but it’s easier than having to get price reductions and dealing with the anger, I imagine.

 

Is there a difference in how a rural and metro listing agent prices a property? I sure hope we are on the same page.
