The Bel Mar neighborhood in Lakewood Colorado is undeniably a popular place to live, and the current market in the area is certainly a reflection of such.

When homes in Bel Mar are thought of, condos and townhomes are what come to mind.The heart of Bel Mar is filled with block after block of these types of homes, and the recent trends in real estate show home owners in them are content.Within the past three months only a handful of condos and town homes in the center Bel Mar have gone up for sale; their average sold price was $214,655 or about $159 per square foot, and they were only on the market for an average of 53 days.Currently, there are only a few condos and townhomes for sale in this same area; they are all within the price range of 310K-350K and have been sitting on the market for an average of 40 days.Buyers have slowed down a bit, but it is still clear that Bel Mar town homes are in high demand

There is also interesting market movement in the subdivisions surrounding the center of Bel Mar.Homes in these areas are single family, detached homes mostly ranch and two story styles.Within the past three months, there have been many properties sold at an average price of $253,097 or about $152 per square foot and were on the market for an average of 64 days.Presently, there are many of these homes for sale, but they have been on the market for an average of 149 days. Even though the market is little slower in the surrounding area of Bel Mar, there is still evidence to prove it is a popular area with a significant inventory.

Recent market trends in Bel Mar do show condos and townhomes are the favored property style, buyers are getting into their condos and staying put.There is more movement in the subdivisions surrounding the heart of Bel Mar, but buyers seem to take a little bit longer to get into those properties.
