I have to make it quick...but
If you send someone and offer and you insult the property and the agent please make sure you're factual. I always tell my buyers if you come in too low it's like trying to push a snowball up a hill. You've insulted the seller and they just don't think you're serious.
So, if you send over an offer explaining how much it will cost to removed the (undisclosed) buried oil tank, please make sure before you call the realtor unethical or sloppy, or g-d knows what that the property you want to remove the oil tank from has one.
Oh yeah, that tank the one that was removed about 10 years ago. Ya know regardless of whether you represent the seller or buying doing property research is part of the job.
