Hard to believe that the first month of the year is over! For single family homes Oswego saw 26 homes sold. Out of those 5 were short sales and 11 were foreclosure, the rest as we say in the business, were traditional sales. The subdivision with the most activity was Churchill Club with 4 sales - 2 new, 2 existing.
Compared to January 2012 where there were only 13 sales, we have a 100% increase!! In 2012 there were 395 single family homes sold in Oswego with the most sales in Churchill Club. Will 2013 beat that number?
If January is any indication we are off to a great start and we are part of the nationwide trend of increased sales with low inventory.
We currently have 157 active listings with only 7 brand new listings. 27 listings have price changes with 3 reactiveated listings which usually means the sale fell apart. Prices range from $69,900 to $1,700,000.
We will need 212 new listings to add to inventory just to match 2012's sales. It should be interesting to see if we beat 2012 numbers.
