With one of the highest family incomes in the Fox Valley area the January numbers for detached single family homes in Naperville, IL show 70 closed sales in January of 2013. 10 more sales than the same month in 2012. Traditional sales continue to outrun distressed sales, Naperville is holding prices strong with continual increases month to month. Only 13 foreclosures compared to 15 in 2012. Short sales were only 4 compared to the 9 in 2012.
Currently there are 222 contingent sales with 26 of them in pending status. Active listings are at 403 with 50 of these being brand new listings,17 have price changes and only 4 are reactivated listings. This is approximately 5.76 months of inventory if no new listings are added and January sales numbers continue. Much higher inventory levels than it's neighbor, Aurora, but the price points are much higher with 39 active listings of over 1 million dollars.
Condos/Townhomes showed 31 closed listings compared to 22 in 2012. There are currently 203 Active listings in this category - 11 new listings, 11 price changes and only 5 reactivated. Currently there are 109 contingent listings with 18 of these in pending status. We have about 6.5 months of inventory in condos/townhomes if January numbers continue and inventory levels stay the same.
