We're covering zip code 45039 only, which also includes homes in parts of Landen and Deerfield Township, although at low levels. That also means any Hamilton Township homes in other zip codes are NOT covered in this report. The majority of 45039 is covered by Little Miami Schools, although portions are in Kings Local. Obviously zip code 45039 is NOT uniform so we're not always comparing apples to apples in this report. The 45039 zip code offers a diversity of living choices, with a focus on affordable housing. Much of the zip code is easily reached by taking the SR48, Western Row or Kings Mills exits off of I71. Depending on traffic you can be in the heart of Maineville within 5-10 minutes from the SR48 exit. Along the way you'll pass a Lowe's, Target, Kohls, Kroger and a collection of strip malls with a selection of dining choices.
With regards to housing choices, there are numerous developments, with the majority focused at the $200k price point with many starter type homes available well below that. If your preference is more space, the area also offers that option with either luxury home communities or more rural opportunities. Additionally, one of the area's few 55+ communities makes its home here.

So what can we determine from the latest statistics?
Prices pushed up in January, with quite a few upscale homes selling in January and pulling up the overall average and median. This month's median price was one of the best in the last year. Sales volume was at a typical low, but still considerably better than 2010 & 2011, and an even match with 2012. Most of the tracking metrics were in what we would consider a positive direction for a stronger market.
There's still a significant number of Pending homes with 43 under contract, and that's a good sign for the next month or two.
Another continued positive is there were only 4 distressed (foreclosure/short sale) properties in the 19 sold. Keeping that number to a relatively low percentage is key to a strong recovery.
So what does this mean to you as a Maineville/Hamilton Township single family home owner? For a January, the news is pretty good! Homes are selling, even if volume is down as expected. Inventory is low so you have less competition. We can help you determine what makes most sense for your personal needs and whether you can afford to sell your home.
You still need PATIENCE unless you can aggressively price to jump in front of your competition. Regardless, expect buyers to go lower with their offer. As for our home seller advice, not much has changed for our buyer advice either: You've picked an area with VERY affordable housing but prices appear to be heading up. Additionally, new construction is available and having an influence. Waiting and hoping for a price drop is probably NOT the thing to do. One key piece of advice: If you see something you like, don't wait on it assuming there will be a price reduction. Based on List/Sold price ratios, obviously there is some room to negotiate on most homes.
