Home Prices Moving UpCharlotte's housing market is now a seller's market in many areas!

 

The January sales figures for Charlotte metro area real estate are in. WOW! WOW! WOW! If anyone has doubted that we are increasingly in a seller's market, they need only to consider the following statistics about Charlotte metro's months supply of inventory:

We consider ourselves to be in a seller's market whenever the months supply of housing inventory drops below 4 months. We are seriously there in quite a few of our areas and many other areas are very close to that 4 month mark. I'm still seeing many home buyers in our market finding it hard to believe just how little inventory there is and/or how little negotiating on an appropriately priced home there is. So many buyers are still asking for that "super, below market deal." I keep telling them that that "ship has essentially sailed." If you are buying a home you will need to get your mind around a different market and different house hunting and negotiating strategies.

Some additional statistics for January 2013 versus January 2012 showing the strength of the Charlotte metro market:

Assuming these trends continue into Charlotte's spring selling season, buyers can be sure of the following:

  • Housing inventory will stay tight and buyers will have fewer choices.
  • Houses will sell faster.
  • There will be less negotiating on price.
  • Home prices will continue to move up.
  • More multiple offer situations in high-demand areas.
But don't forget... interest rates are still at historic lows and homes prices generally are below their historic highs, making it more affordable than ever to buy a house, even if it does cost you somewhat more now. So it's still possible to get what would be considered a "good buy" even though Charlotte's housing market is now a seller's market.
