The holidays are over. The groundhog didn't see his shadow, at least in Central Ohio he didn't see it.groundhog Our listings are all getting showing requests, we are getting calls every day from prospective buyers. Homes are selling and the total inventory of available homes is low. Spring is just around the corner and we know that the real estate market is going to be something to love. We can still brag about  sweetheart interest rates that are a heartbeat under 4% for the most part. DUBLIN OHIO HOME FOR SALE-6052 N Kentigern Ct    

Sellers are more optimistic about putting the homes that they have put their heart and soul in to on the market to sell this year. We remain hopeful for this Spring 2013 selling season in Central Ohio.        

Here are the numbers as of February 1, 2013

  • Total homes listed for sale: 8463
  • Total homes in contract: 3587
  • Months worth of inventory: approx 5 months
  • * A balanced market’s absorption rate is typically between 5 – 7 months. So we are not really a seller's or buyer's market right now. Homes are selling quickly, but not necessarily for more money. Every area has numbers higher or lower than average.

Don't be fickle about owning a home. Home ownership is and was always meant to be a long term commitment, not a short term investment that makes money quickly. Althought I am a huge fan of  HGTV, some of those old shows about Flipping, make my heart rate go up. It was a short term summer romance with a get rich quick feel. It didn't last long, thank goodness. Reality is back in the hearts and minds of potential home sellers and home buyers. Sellers Beware: Just because there isn't much inventory from which buyers can choose, doesn't mean you can be a wall flower. You still need to dress your house for the Prom! Joan, I have to agree with you on this.  I will happily take more business over a box of chocolates.  After all, real estate is like a box of choclates. lol
