Offer By Instructions?

Did someone start a new way of doing business?  Today I was presented with an offer that had no signature, no buyers name, just the 4 capital letters and the agents signature + the words "presented by instruction".

Anyone lease think that we should at least get a signature from the client if for no other reason than that confirms the agent actually got the instructions right??????

WTF?  Anyone want to hear my instructions?  On how to present an offer maybe ?

Signatures are required for protection of the agents.  A mans' word cannot be trusted in today's business world.  If its not on paper, it is not likely to happen.  May 2008 be a great year for you.  Lu

I have seen a few strange ones from the public, but nothing like that from an agent.  Even the bad ones here send the entire contract.

In Missouri at least, an agent can be granted a power of attorney to actually go out and make purchase offers on behalf of a client.  I've never seen it happen and have never done so myself, so I can't tell you what the proper procedure would be, but it is possible.

how about UYDA...DOLT....Hey Rich guy... I do the power of attorney trick, but not on the original offer, only for the more minor stuff......I hear ohio needs a new sherriff....

How is it even "an offer" without signatures from the buyer?  Am I missing something?  No signatures mean unenforceable contract.

I would call the agent back and tell him not to waste my time with such nonsense.

I've written offers where I've shielded my own corporate identity when buying land to build on, but I'm not really sure I would be comfortable doing that with a client.

Sounds to me that it was a form of a letter of intent.  Garbage with any bank, all offers have to be in writing and signed by the buyer with a pre-approval letter/proof of funds, etc.  Most cases you can simply drop your AM a quick email and they will likely respond with the above.  The offer might as well been verbal and you could verbally respond back with rejected - send it in writing.  In most cases it was a recommendation from the agent - or should I say lazy agent.

i had something similar yesterday, i received 2 offers on 2 different properties, no buyers name, no financial data, not signed, was i supposed to guess what he meant.
