In reviewing the Real Estate Market for E. Stroudsburg PA  we take a look at the AVERAGE PRICES. The Average List Price and The Average Sale Price for January 2013 as well as the year to date figures.

The Average List Price remained close to even but the Average Sale Price is down by 14.5% which to me is reflective of the 30%+ of foreclosures that sold in the Pocono Real Estate market Report for January of 2013 (I hope).

E. Stroudsburg Market Summary

Our next review is for the Number of Homes Sold in the E. Stroudsburg PA Real Estate Market which shows the Number of Homes Sold was up by 29% (from 17 to 22).

Good News in the E. Stroudsburg PA Real Estate Market Report is that The Absorption Rate dropped from 16 months for Jan 2012 to 13 months for Jan 2013.  This means that your competition when selling your home is much lower this year than it was last year. AND, the Number of Homes Pending in the E. Stroudsburg Real Estate Market has gone up to 29 homes for January 2013 versus 19 pending homes for January of 2012. Good News!
