As you can see from the chart below, listing inventory for the first month of 2013 in New Castle County, Delaware was down by one third from the same period one year ago, reflecting the reluctance of sellers to jump in the listing pool until they perceive prices as rising. The good news is that the median sales price is up almost 15% over the same time last year. Average days on the market were down almost 12% during this period, indicating the general improvement in market conditions.
But from my experience with potential sellers, some are still holding unrealistic ideas of how their homes should be priced. The more pragmatic (and financially able) are finally saying, "Let's do it and list now," so that they can move on with their lives.
