1.  Inventory of competing homes is lower than normal right now, which makes our market at STRONG Sellers Market.  Your home stands out better with serious buyers, who have less to choose from.  A lot of people feel just like you. They don't understand that there will be flood of new listings on the market during the Spring/Summer. And that increased supply without an equal increase in demand, will give buyers more choices and sellers less negotiating power.  If you want to sell for the most money possible, now may be the best the time.

2.  Only serious buyers are out in the winter months, so fewer people are running through your house that are just “looking”.   If your home is priced right, you will get a buyer sooner rather than later.  Think about how fantastic it will be to have this all finished when others are just getting started.

3.  Buyers want to take advantage of the current low interest rates, which means they are buying under a perceived deadline.  Right now, buyers have less inventory to choose from, getting you the best price.

4.  The weather has been unseasonably warm this winter, meaning more buyers are out actually looking at homes now (which usually doesn’t happen until the Spring).

5.  Buyers are looking for homes to buy today. If you don't list until later in the year, you might miss out on those buyers. They can't buy yours if it's not for sale.

The bottom line is that if your home isn't available, you may miss your perfect buyer! If you know you want to sell, don't wait.   As they say, "You can't win if you don't play."

There are FAR fewer "tire kickers" this time of year. Just like your market, mine is short on inventory as well.

Doug - we have seen the market pick up over the past 12-months....but right now there are virtually no homes available for sell (we have less than 2 months supply of inventory in some cities in our area).  NOW is a great time to sell!

Glad that Louisiana is picking up too!!!
